Introduction to Statistics : Year 1 Assignment 2017-18
Analysis of Housing Ads : 40% of total module mark.
The data Housing Assignment data.doc on DUO contains the particulars for a number of houses advertised by a single estate agent in four different locations within the North East. The only features missing from the adverts are the pictures. They were in the original adverts but you do not need them for this assignment.
All adverts give a price and additional information on the contained rooms and particular features which they think will attract a buyer. Listed below are several questions which you have to answer using appropriate statistical tests. This means you must create a data set from the adverts containing data appropriate for answering the questions. By examining the questions you should be able to deduce what data are important to code and which information may be ignored.
Your final report should have the following
A suitable title.
An introduction. This should describe a brief description of what the data are as well as the structure of the ads, their purpose, design and limitations (max 250 words suggested).
The data coding stating the criteria you used to extract and code information for your data set. The detail presented should be such that using the information given, another person should be able to recreate your data set. (max 300 words suggested). Keyword lists could go into an appendix.
For each question you should write down the question and then give
The statistical test(s) you will use together with the justification for this test
Any initial tests conducted on the data such as testing for normality
The results and interpretation of the statistical tests.
Your conclusions derived from the analysis.
Set information out clearly and present your arguments in a logical manner. Keep it simple.
Each statement/question (1 – 8) will be marked against the following scheme, although there is some variation between them depending on the perceived complexity of the analysis required.

There is no maximum word count for this assignment. You should aim to answer each question in sufficient detail, but be concise.

By 12 noon, Tuesday 13th March at the Applied Psychology Office, Ebsworth Building at Queens Campus, Stockton.
Remember, an electronic version of your paper MUST be posted on Duo by the above time and date. Failure to do this may result in the assignment receiving a mark of zero (0).
E-mail submission is not allowed. The completed assignment must have been received at the applied Psychology office by the above date. If not delivered in person we recommend that this assignment is sent by registered mail, otherwise there is no acceptable proof of postage.

Based on the number of bedrooms specified in the advert, what percentage of the houses have 1, 2, 3, and 4+ bedrooms?
Why might you be concerned by a Pearson correlation between the price of the houses and the area the house was located?

b)Produce a bar chart showing the mean house Price for each of the four areas. Provide a brief description of what this bar chart shows you.
Produce a scatterplot showing the relationship between the number of visits to the houses and the house price. The graph should also display the different types of houses (detached, semi detached and terraced).
(3)Is there a significant difference in the mean number of visits between adverts that specify double glazing compared to those that do not? Justify your answer by the use of appropriate statistical tests.
(4)Is there any significant difference in the price of the house between those that specify a double garage and those that do not? Justify your answer with the use of appropriate statistical tests.

(6)Is there an association between the specific mention, or not, of a utility room and the house type (detached/semi-detached/ terraced)? If so describe what this relationship is. Justify your answer by the use of appropriate statistical tests.
At a meeting an estate agent says that properties that do or do not have a conservatory are always present in the adverts in the ratio 2:4. Can this statement be supported? Justify your answer by the use of appropriate statistical tests
(7) “As the number of bedrooms in the advertisement increases, so does the number of visits”. Can this statement be supported? Justify your answer by the use of appropriate statistical tests.
(8)a)Run a simple regression to determine whether the number of weeks advertised can be predicted by the number of visits.
b)If a house had 12 visits, what would be the predicted value of number of weeks advertised?
